Which Inspection Services Should I Choose?

Standard Property Inspection

  • Choose this for almost every home purchase. This is the main home inspection and evaluates the visible condition of major systems, including roof, attic, structure, HVAC, plumbing, electrical, appliances, garage, exterior, and interior components.

4-Point Inspection

  • Usually requested by insurance companies. It focuses on identifying pre-exisitng conditions for insurance approval. It does not replace the full home inspection.

Wind Mitigation Inspection

  • Usually requested by insurance companies. It is used to calculate the discounts applicable depending on the construction characteristics and windstorm protection. Condos usually need this because windows and doors can vary by unit.

WDO / Termite Inspection

  • Strongly recommended for single-family homes and townhouses in Florida. Termites are not included in a standard home inspection because WDO inspections require a separate license. This is usually a low-cost add-on that can help avoid major headaches..

Mold Testing

  • Recommended if you have allergies, asthma, respiratory concerns, musty odors, visible staining, past leaks, or moisture concerns. Mold can be hidden behind cabinets, dishwashers, refrigerators, drywall, or other areas not visible during a standard inspection.

Sewer Camera Scope

  • Recommended for older homes, homes from the 1970s or earlier, cast iron drain lines, large trees near the sewer path, slow drains, bubbling toilets, or new construction where debris may be inside the piping.

Pool Inspection

  • Add this if the home has a pool. It evaluates visible pool safety, electrical concerns, equipment condition, and overall assessment of the pool equipment operation.

Pool Leak Detection

  • Leak detection is separate from a pool inspection and provides a good indication if that is leaking or not. It can help reduce risk before closing.

New Construction / Warranty Inspection

  • For new homes. Depending on the stage, consider pre-drywall, final walkthrough, or 11-month warranty inspection before the builder warranty expires.
