Roof and attic: inspected for signs of leaks, estimated remaining lifespan, visible roof penetrations, flashing, sealants, gutters, downspouts, attic insulation, attic ventilation, visible roof framing, trusses, roof anchoring components when wind mitigation is included, and overall integrity.
(when safe, accessible, and not likely to damage the roof, or use drones when possible, and enter attics when accessible and safe - limited entry)
House envelope: exterior walls, doors, windows, siding, stucco, trim, finishes, visible moisture concerns, and general conditions.
Structural/siding: inspect foundation walls, visible foundation components, tie-beams, columns, slabs, visible load-bearing components, settlement cracks, and unusual movement concerns.
Site elements such patios, pavers, porches, decks, balconies, exterior stairs, walkways, sidewalks, site grading, drainage around the property, driveway, visible drainage concerns, and sprinkler systems are included too!
Electric Systems, electrical devices, main panel and subpanels when accessible, circuit breakers, types of wiring, grounding, bonding when visible, and representative devices representative units: exhaust fans, receptacles, switches, ceiling fans, light fixtures, GFCI/AFCI protection, and visible electrical safety concerns. (We open electrical panels when possible)
Plumbing system, water heater, pipe materials, toilets, showers, tubs, sinks, faucets, drains, traps, visible shutoff valves, visible leaks, water flow, drainage, and signs of moisture damage. (shut off valves are not operated)
Air conditioner/heater and ventilation, air handler, thermostat, visible ductwork, air distribution, return air, condensate drain concerns, filter location/condition, and bathroom/laundry ventilation when applicable. (we check the coils when accessible)
Interior Elements: Walls, ceilings, doors, windows, stairs, railings, cabinets, countertops, visible cracks, stains, signs of water intrusion, and garage.
Bathrooms: toilets, sinks, faucets, showers, tubs, drains, ventilation/exhaust fans, visible plumbing, visible leaks, loose fixtures, signs of moisture damage, and functionality.
Kitchen including testing basic operation of appliances: dishwasher, range and oven, cooktop, built-in microwaves, garbage disposal, range hood/exhaust fan, kitchen sink, faucet, visible plumbing below the sink, cabinets, countertops, and GFCI protection where visible and testable. (Appliances are not moved or dismantled. Non-installed systems are not included)
Garage: garage doors, garage door openers, safety sensors, walls, ceilings, floors, fire separation concerns where visible, and pedestrian doors.

Association-maintained and shared systems: pool, roof, exterior structure, common areas, elevators, shared plumbing, shared electrical, fire sprinkler systems, building-wide mechanical systems, and other building-wide components are typically association-maintained and are not included in a standard condo inspection unless specifically arranged, accessible, and included in the inspection scope.
Important scope note: The condo inspection is visual, non-invasive, and limited to readily accessible installed systems and components serving the unit at the time of inspection. It does not include concealed conditions or destructive testing.
