Mold concerns can be confusing, especially during a real estate transaction.
A standard home inspection may identify moisture conditions, stains, odors, or visible suspect growth, but it does not confirm mold or explain what laboratory results mean.
That is why mold assessment is a separate service — and why having a licensed mold assessor matters.
A drain line camera inspection allows us to evaluate visible conditions inside the main drain line and look for issues that may not be visible during a regular inspection.
HouseMaster provides mold assessment and testing in Orlando, Clermont, Winter Garden, Kissimmee, Winter Park, The Villages, and surrounding Central Florida areas.
Our goal is not to scare buyers or oversell testing. Our goal is to provide clear information, practical guidance, and a better understanding of what may be happening inside the property.

Moisture is one of the biggest concerns in Florida homes. Roof leaks, plumbing leaks, HVAC condensation, poor ventilation, high indoor humidity, and past water damage canall create conditions where fungi may develop.
The problem is that mold-related conditions are not always visible. Growth can exist behind cabinets, under flooring, inside wall cavities, near HVAC equipment, or behind water-damaged drywall.
A mold assessment helps answer better questions:
Is testing recommended based on the conditions found?
Are there moisture sources that need correction?
Are indoor sample results elevated compared with outdoor conditions?
Do the findings suggest a localized issue or a broader concern?
What practical next step makes sense?

A sewer scope does not inspect every small branch line unless additional access and plumbing work are performed. Our approach is practical: start with the main line where many major problems are commonly found.
Depending on the property and situation, the mold assessment may include:
Visual review of moisture-prone areas
Moisture meter evaluation where accessible
Air sampling when appropriate
Surface sampling when needed
Laboratory analysis
Interpretation of lab findings
Clear explanation of results
Practical recommendations for next steps

We do not believe in testing every home unnecessarily. We recommend testing when it
adds value and helps reduce uncertainty.
Mold testing may be recommended when there are:
Water stains or past leaks
Moisture odors
HVAC condensation issues
Prior roof leaks
Leaks below sinks or around appliances
Visible suspect fungal growth
Health-sensitive occupants
Unexplained indoor air quality concerns
Fresh paint or repairs that may hide prior damage
In Florida, it is common for buyers to ask whether a home “has mold.” The better
question is whether there are moisture conditions, elevated fungi levels, or hidden areas of concern that need further evaluation.
HouseMaster brings more than a sample collection approach.
Our team includes a licensed mold assessor, licensed home inspector, Level II
thermographer, WDO pest control operator, and trained inspection professionals.
That allows us to evaluate the property from multiple angles—moisture, structure, HVAC conditions, visible defects, and potential hidden risk.
We also explain the results in plain language. A lab report by itself can be confusing.
We help you understand what the results may mean and what should be considered
next.

We provide mold assessment and testing in Orlando, Clermont, Winter Garden, Winter Park, Kissimmee, Lake Nona, Horizon West, Windermere, The Villages, Altamonte Springs, Oviedo, Lake Mary, Sanford, and surrounding Central Florida communities.
